The Real Estate Report Card for May 10, 2010

Lets take a look at our 30 day snapshot of our Salt Lake County Real Estate Market!
Here are the numbers looking back from 5/10/2010.

21.8 % of our active listings are Short Sales...
14.5 % of the homes listed in the last 30 days are Short Sales...
13.5 % of the homes pending are Short sales...
18.9 % of pending homes in the last 30 days are Short Sales...
12.1 % of the total homes sold in the last 30 days were short sales...

If we look below we will see a summary average of the market from January. The tax has created somewhat of an "artificial market" in my estimation, but the pattern of these numbers are typical of our market as we move into Summer and vacation season.

I believe we will see our price per square foot decline a little and then hopefully level off. The increase in sales and price are a result of buyers trying to get the best home they can before the tax credit ran out.
Our number of sales always increase every year as we move into summer, nothing unusual here.
