What is a Home Inspection and what does it cover?

Home inspections are critical in the home buying process. They are not mandatory as part of the transaction, but extremely beneficial. The right to purchase a home subject to a professional inspection should be in every buyers purchase contract. A professional inspection will help you uncover major and minor defects, some serious enough to warrant cancelling the purchase of the property.

Homes are sold "as is", however you still have the right to ask the seller to complete any repairs you deem necessary. The seller is not obligated to complete any repairs under the purchase contract but still may perform some to satisfy the buyer.

As a buyer you retain the right to withdraw your offer to purchase based upon the results of the inspection, and/or the repairs negotiated with the seller.
